Situation

In response to the City of Dallas’s "1,000 Unit Housing Challenge," Generation Housing Partners (GHP) developed the flagship Transit-Oriented Development (TOD) known as Westmoreland Station. PRAXIS was brought on board to conceptualize and execute a grand opening event that would not only celebrate this innovative housing solution but also align with the city’s initiative to provide affordable, accessible housing near DART sites. The event aimed to attract municipal officials/staff, community leaders, and stakeholders in housing and urban development.

Solution

Solution:

PRAXIS's management of the Westmoreland Station event for Generation Housing Partners was a direct expression of our mission to deliver value through community-centered initiatives:

  1. Budget Management and Savings: With an eye for high-end detail and value, PRAXIS provided an upscale event experience, while our strategic vendor management and budget stewardship realized over $8,000 in savings from the initial budget projections.
  2. Mission-Driven Approach: The event was infused with our commitment to helping clients like GHP communicate and compete effectively, always through a lens of social justice, diversity, equity, and inclusion.
  3. Experiential Marketing: PRAXIS leveraged the event as a strategic marketing opportunity, using the grand opening to showcase the TOD’s Class “A” amenities, such as open-concept designs with granite countertops and community features like the resort-style pool and fitness center. The event was designed as an experiential marketing tool, innovatively showcasing the inclusive, community-first approach of Generation Housing Partners and echoing our dedication to helping clients communicate their values effectively.

By embedding PRAXIS’s mission into every facet of the event, from planning to execution, the ribbon-cutting ceremony transcended a mere celebration, becoming a platform for Generation Housing Partners to compete at the forefront of socially responsible development.

Results

The event was an embodiment of GHP's and PRAXIS's shared values, marking the successful launch of a significant urban development:

  • Increased Visibility: Westmoreland Station was positioned as a model of affordable and transit-oriented housing, showcasing amenities and features that cater to modern living.
  • Community Engagement: The event drew attention to the development's unique offerings, such as direct access to DART light rail, enhancing the narrative of connectivity and accessibility.
  • Affordability and Inclusivity: The spotlight on the majority of units being affordable to households at or below 80% AMI reinforced GHP’s commitment to inclusive community development.
  • Widespread Recognition: The event garnered positive media coverage, highlighting the synergy between the city’s vision and GHP’s execution in providing innovative housing solutions.
  • Strategic Impact: PRAXIS’s approach solidified the project's status as a cornerstone of GHP’s portfolio and a tangible representation of their expertise in meeting and exceeding urban housing challenges.

Through strategic planning and execution, PRAXIS ensured that the grand opening of Westmoreland Station was not just an event, but a milestone celebration of modern accessible, and community-centric living, positioning Generation Housing Partners as a visionary leader in the housing sector.
